After reading all the informative posts from my short sale thread, we have decided short sales are not for us.

...So, we found this other house...and we LOVE it. We put in an offer tonight!

Send us some PS house dust!!

:bigsmile: Thanks guys! I'm so excited and nervous and...all kinds of feelings! LOL I don't know what to expect. This is the first home (hopefully) for both of us. We should get a response by Sunday!
 
Definitely expect all kinds of feelings. I'll never forget the look on my mother's face when she had to write out a check for $10,000 at the bank closing of their first house in 1975. ( And the house was a whopping $50,000.) If your offer is accepted, be sure and cough up the money for a good inspector, it's worth every penny. It cost me a few hundred dollars to find out a house I wanted had a roof leak and a ton of foundation problems, things my Realtor had missed.
 
Ick! Yeah we will definitely get a good inspector. If there is one thing my dad has pounded into my head, is to get an inspector. :))

And by the way, Echidna, congratulations on the one year anniversary of your home!

there are plenty of houses out there waiting to be homes w/o having to put yourself through the short-sale nightmare.

ps going through escrow is horrendous.....rarely do they go w/o a hitch somehow. its worse than the original hunt and making an offer process. ditto the comment re making sure to pay for your own home inspection! the stress of buying home is up in the top 5 of the most stessful things one can do in one's life.....but no pain, no gain, right?

You absolutely should have a home inspection, for so many reasons. there is never any gaurantee that the home will not have problems with the roof, foundation, heating and air, or any other major system. Texaskj, it's pretty ridiculous to say that your realtor missed a leaking roof or a problem with a foundation - that's something that the seller must disclose by law if they know of it, and if they don't, that's what the home inspection contingency is for. The realtor is there to help find you the house and negoiate the contract for the best price - they do not build houses, nor do they plumb houses. They must have a working knowledge of many things regarding home sales, but in no way are they required to inspect a roof or a foundation and figure out wether the home has structural problems.
