Need house vibes (again)

Hey everyone!

As many of you know, my house hunting has not gone very well. But my boyfriend recently got apromotion (and a very nice salary increase) which allowed us to be a little more flexible with our finances. He is currently paying for my schooling, so we were going to cut back a little on the house. Well after countless examination of our fianances, we figured we could spent more on the house (we want to ensure a good resale value). In any case a jewel of a house dropped in our lap. It was only on the market for ONE DAY before it was sold. However, the guy that bought it hasn''t been able to get financing. Technically he has until 12:00 tonight to come through with the mortgage, but the listing agent spoke to the mortgage broker and said, the guy didn''t get the mortgage and he''s not getting one ANYWHERE. So make a bid, cause this house is going to fly. We put in a bid at 95% of the asking price, unfortunately it''s all we can afford. The house is listed at $30 000 under the market price because the owner''s wife died, he''s having a depression and he already bought a condo. When we went to visit, there was nothing left in the house except a little cot in the living room (it was very, very sad).

This is our starter home but what a beauty!! Some of the stuff in it:

- 5 large bedrooms
- 2 full bathrooms (with tub and seperate shower)
- huge fully equipped wine celler
- 3 living rooms (two upstairs and one in the basement)
- totally finished basement
- an office
- the cutest fully equipped workshop (my boyfriend nearly died and went to heaven)
- a sewing room
- 6000 sq feet land (a nice size for where we live)
- built in stove, and fridge.
- built in 1977 (which is old, but younger then 1945-1957 which is all we could look at before)

AND best of all, prime real estate location. It''s in a cul-de-sac (I don''t know if it''s the same word in english) but it''s this rounded street that has no exit, so the only cars passing in it are the people that live there. The offer is being presented today at 2:00 pm. It''s very simple, if anyone else visits, and makes an offer, they will outbid us right away, and we''ll lose the house. But if by some miracle, our offer is the first one, then we have a chance

. And of course the other buyer had better not be able to whip up some miracle banking.

Ladies, I really, really need some good vibes. This is the third time we make an offer, and I hope third time is a charm! I''''m sorry if I am rambling, but I''m so excited. I really want this to work out. My boyfriend was so excited, he was shaking last night. We didn''t even get 1 hour of sleep we were up the whole night. The pricescope fairy needs to work now, because if we get this house, it''s nothing short of a MIRACLE! Thanks ladies!

Oh my gosh... A wine cellar, workshop, sewing room, multiple living areas & a large lot!!!!! It sounds fantastic & I can't wait to hear good news!!!!

Thanks so much for the good vibes. The house is amazing, trully. I literally feel sick to my stomach right now, IT HAS TO WORK OUT. I'm calculating closing costs, land transfer deeds etc.... what a headache! I know it's premature because we don't even have the house yet, but I think of this as positive planning... Three o 'clock is soooooo far away!

Honestly, previously we were buying way under our financial capacity. Now with my boyfriend's promotion, we're going to let loose a bit, and look for something that is in our price range and use the conventional 25% cash down. It just gave us access to so much more. We were being really, really, crazy cheap for the house, but unfortunately we couldn't find anything decent for the price range. My boyfriend tries to comfort me by saying that at least we cut on car expenditure, so I shouldn't feel bad. And I never eat out... or spend money on clothes.....ARGGHHH I feel a but of guilt over this, but my conscience is going to have to adjust

Absolutely!! At least that is my philosophy on a lot of things... I tend to believe that if something is just a terrible struggle, not as in hard work, but as in 'things falling apart or going wrong one thing after another' type of struggle, then maybe I'm not supposed to be doing it or I'm not supposed to have it & there is something better or different out there for me that I just haven't found or thought of yet. Like, my stepdad has been having some extreme stress and turmoil lately with the company he owns & kept trying for months and months to resolve a very difficult situation, to no avail. He's been so stressed and disappointed...

Finally, he decided that his route to a solution may not be the right one, and he pursued something else... Voila, within 2 weeks the problem has been resolved successfully and will result in a nice financial gain for my stepdad and soon, much less stress!!!

Anyhow, not to get off track from the house, I just think that this house could really be "THE ONE" for you guys & if so, then it will happen. We've gone through the same things on bugeting - no more eating out like we do now, cutting back on extras, etc. Bryan is still a little nervous about our expenses with this new house (mostly because he just found out that a guy he went to dental school with is building an office right across the street... jackass didn't even mention it to Bryan when they ran into each other a few days ago...) but I just feel like we can make it work - it all fell into place so easily that I think that this is "our house" and it'll work!!!

I know that "3 o'clock can't get here fast enough" feeling!!!! That's why I'm rambling - just to waste your time!!!

But now I have to go to Spanish class... I can't wait to hear some good news when I get home tonight (fingers crossed)!!

. I''ve done the same budget about 50 times! Like I''m expecting it to change within one hour....Maybe because it''s such a radical departure from what we were originally contemplating. Time is going by SO slow. I''m sacred he rejects outright, I''m scared he counter offers and then we agree to more then we can afford. I''m just sick with worry today

But seriously, you''re house is lovely, such a beauty. The funny thing was that we met someone that was building their own house (in remote quebec, the land was dirt cheap! $12 000 for 10 000 sqfeet) and their house was designed similar to yours! I told my boyfriend that a girl from pricescope got the same house but with HISTORY! It''s beautiful, and not even your final house. Love hearing from you

I just wish you lived in Quebec. If we get this house I could have used your decorating skills. There''s nothing worst then me picking out paint. Last year, I painted the apartment 3 times, because the paint on the walls always looked hideous. We ended up with an entirely WHITE apartment! Ok. Enough nervous rambling. I''ll let you know if it comes through. Thanks for the VIBES!

Well worst case scenario for my health. He came back with a counter offer. Now I''m usually a crazy, stickler for budget, but honestly, I think it''s reasonable, so should I bust the budget?

So the counter is for $2500 more. I know, I know peanuts, but remember I''m pyscho for budgets.

He''s leaving us everything in the house/outside the house. So that includes:

-washing and drying machine (maybe about 4-5 years old)
-lawn mower (2-3 years old)
-all winter/summer accessories for gardening and snow plowing
-dinning room set (it''s not my style)
-dish washer (5 years old)
-freezer (new)
-patio set
-this thing called a tempo in french (a big cover for the driveway so that you don''t have to shovel it??)
-all of the curtains and window dressings (I like them

-1 winter''s worth of firewood for the fireplace
-the huge wine racks in the cellar

So the problem is...well I was sort of looking forward to new appliances, but at the same time, it would give us at least a year to recover from the house purchase. It sounds reasonable to me (it''s a final offer by the way). And some of the stuff I wasn''t really going to use or buy, so it''s just stuff. Wait, maybe the answer''s obvious, I''m saying what is $2500 in a house purchase right??? I had told my boyfriend that we absolutely, set in stone could not go beyond the price we offered. And here I am thinking we should. What do you all think? We have until tomorrow 12:00 to decided. We are revisiting the house tonight to make sure it''s everything we want. Thanks for all the well wishes ladies.

If you really love it, I say go for it. It doesn''t seem unreasonable to me at all. You can always get new appliances later, but it sounds good to me. Good luck!!!!!

If you love the house, this is NOTHING. DO IT. NOW. Get off Pricescope and do it!

From what you''ve outlined here, this is a steal.... and you''re going to lose it if you don''t hurry.

BTW, someone may still outbid you during the attorney review...never know....either party can cancel contract for ANY reason in attorney review, so get good will flowing now with him and give him the $2,500. I''ve known pple who had someone come in during attorney review with a little more $ but the owners honored the initial sale becasue of pure good relations already established (and secure financing). There are still some honorable people out there.

Maybe it''s not totally a money thing, but just plain old fear too.Ok, since no one is blasting me for busting the budget. I''m doing it. Final visit tonight, sign the paper''s at around 9:00 tonight. Forget principles... they just complicate life. My mom is going to see it with me again just to be 100% sure that it''s good. Still don''t know what I''m going to do with the space, but I''ll setup a shrine to pricescope or something

OH YAY!!! I''m so glad you''re going for it - I totally agree w/ Jennifer in that if you love the house and it is right for you guys, then the $2500 is insignificant. I''m an anal retentive budgeter too, but life requires us to weigh our options, make compromises, prioritize, and make sacrifices in some areas to reap rewards in other areas - a budget is not the ''be all end all'' solution in a big decision like this - to me, a budget is a tool to be used in the decision making process, but not the decision itself. And I think it is great that he''s leaving you appliances - like you said, it will give you time to recover from that bump in your budget so that you don''t need to go out and spend a lot of money on all new appliances (which will certainly cost you well over $2500 if you go for the good stuff!). And the dining room set and anything else you don''t care for you can try selling or donating to charity (do you guys get tax deductions for stuff like that?). My FI is hoping the lady we are buying the house from actually leaves some junk behind so he can take it to the flea market to sell!! He''s a goofball...

Anyhow, I''m so excited about this - good luck tonight & we will all continue with the good vibes & cross our fingers for a great inspection report this time!!! I just have a really great feeling about this house for you guys!!!

WOW...your place sounds awesome!!!! I''m soooooe xcited for you!!!!! what a steal!! That is just so awesome. FI and I had to stretch our pocketbook a bit too, because we fell in love with our place. Lots of complications in the way, but we figured if it was meant to be than it is meant to be, and things just worked out!!! I''m a firm believer in that and I''m positive it is happeneing with you!!! be sure to post asap and tell us how it all turns out!!! your post is gonna be the first thing i check after my final, tomorrow!!! (second to last test of medschool!).

Can''t wait to see some pics! I totally understand whyy you are freakin''- this is a big deal. Sounds like a lovely house- and it is good to have all the "add-ins" for the extra cost. You can always live with them for a year- then slowly change out for your style of decorating. CONGRATS!!
 
YAY!!!!!! I think you made the right call--$2500 is NOTHING in the grand scheme of things, and this sounds like kismet!!

We SIGNED!!! I asked our agent about review of attorney thing (cause I was a bit worried) but in Quebec it''s different. There isn''t that review of attorney step, and the contract once signed is iron-clad. Even if someone comes with an offer of twice ours, then he is legally bond to sell it to us. It''s one of the few times living in Quebec is useful to us!! They''ve got all these laws (i.e. Pre-nups are usless and governement insurance for automobile injuries). But this law is ok.

My parents, aunts, grandma came to see the house and they LOVED it! Called my boyfriend at 6:00 this morning to ask why we hadn''t signed.

NOw last step. House insepction tomorrow at 12:00. As many of you know, the last house we wanted fell through because of the insepction. So I''m a bit nervous. Hope the fairy isn''t on vacation.
