Well, granted this was a while ago BUT: I lived on 36 & Park Avenue in a brownstone that was owned by a man who was ahem, "connected". It was fabuous because:
we ALWAYS had heat and hot water, AND the local thieves KNEW who the landlord was and stayed away from the building and we never had any robberies.
The neighborhood itself was great. I lived two doors down from the the J. Pierpont Morgan Library and spent a lot of time there. There were wonderful shops--clothing, food, bars, delis. My job at the time was 4 blocks away so I didn't need any subway or cab fare.
I realize I am not answering your question at all, merely swinging down memory lane...sorry!
