Hrmm personally I would offer 5k less then what you really want to pay top for so in this case 270k instead of 275k that way they hopefully come back with the 275k and you get the figure you want .

Dee, we were going to be offering 275K (since our actual ceiling is 280), but we want to show the sellers that we''re willing to compromise if they are. Basically, if they don''t accept this offer, we''re going to walk. We''ll be bummed if we lose the house, but we''re willing to play hardball.

i say go with what you were thinking...i am not into back and forth negotiations. we put in an offer for ours 50k less than asking. they countered with 20k more than we offered but 30k less than listing. we knew they had another offer but the other terms were not as good as ours...so we knew they wanted us. so we took the counter...we prob could have haggled another 5k or something but in the scheme of things it wasn't worth 'losing' it to try to save a tiny %. i hope you get it!

We have a verbal acceptance now and should have it in writing by tomorrow evening. Woooooooooooooooo!!!
