i was wondering if anyone can explain how i can spot the real thing vs. the fake
also, i live in toronto and was wondering if anyone knows a reputable appraiser that can help me verify that the diamond is what the genscan sheet says and if its the real thing and not the fake. thanks in advance
 
Moissanite is more brilliant and dispersive than a diamond.  It literally screams out to you.  It tends to have a slightly greenish cast, more noticeable in larger stones.  Through a loupe, you will usually see a group of needles in the pavilion, running perpendicular to the table.  Be aware that standard diamond testers cannot differentiate between diamond and moissanite.
 
The larger appraisal firms do have testers that can differentiate. If the diamond is loose, a measurement of specific gravity (or density) will also tell. That requires precission measurement devices.

Moissanite is doubly refractive and diamond singly refractive, so a simple loupe of the stone at an angle through the crown should reveal a doubling of pavilion facet edges in the former, but not the latter.
