eta: well, technically what has happened is they accepted the offer. now the real work begins to get it to be your house. every escrow has issues....don't let it get to you.

2nd eta: i really hope you are "the one" that experiences absolutely no issues during escrow! one of my experiences was the loan officer placing the house in a flood zone area when it was not.....result of that was the bank wouldn't fund the loan. had i not caught the error and insisted on further research on the part of the loan officer and correction of paperwork IN A TIMELY MANNER, the sale would have fallen through. yes, many times burnt during escrow has left me cautious of it all until the paperwork at the end is signed.

Call your insurance company to see if there were any claims on the house. It's good to know if there was because it can affect your insurance rates and you'll double check if there was any major disaster at your house previously.

I want to post pics so bad! But the people who lived in it before me have...interesting taste haha. When their things are all out of there, I will definitely post pics! Most likely for some advice...who likes picking paint colors? :naughty:

We picked this house because it is small and cozy, but really packs so many rooms. I don't know how they all fit! It is about 1250 sq ft but has 3 bedrooms and 2 bathrooms upstairs. Then, the basement was just professionally finished and there are two good sized bedrooms down there, an office, a full bathroom, and a rec room. All the rooms are decent size, which surprised me. That means I get a sewing room! The living room and kitchen are kind of small though, and there is no dining room. But we still love it!

OH and there is a fireplace :love:
 
Awww! i'm so glad for you :appl: There's nothing like owning your first home -- and i am glad you decided not to go after the short sale - this should be much more simple for you. Best of luck for a quick and simple settlement!!!

It sounds perfect :love: and it has an upstairs bathroom(!) nobody likes having to go downstairs for a trip to the loo at night. And a fireplace - très chic and très practical.

Now about this no pictures lark - who cares, we will see the before and afters at some point so on, once it is definitely in the bag, could you squeeze a little picture for us. :cheeky:

Congrats on the sewing room - it is great to have a hobby room so you don’t have to pack up all your stuff when you are finished and hide it away. You can just close the door now! Great news.

As for paint - don't look at me. I hate paint and it hates me right back...

That's all I have right now. Suggestions are welcome! Especially for paint...I know that's one of the cheaper things we can do to change the atmosphere of the house.

Also, what do you guys think about hanging a flat screen above the fireplace? I know I have seen it before but I don't know how I feel about it yet.

I love love love how cozy it feels!! You were totally right, looks way bigger than the sq ft it is!

I always liked beige, mocha, and neutral earth colors but then again I always love a beautiful red color...not too deep but somewhere right in the middle.

I can't wait to see what you guys do with it!

OH! The flat screen could look good up there if you could arrange the furniture comfortably...otherwise hanging in the spot where their TV is now is good too!
 
First you have to kill the fuzzy green monster over the kitchen cabinets :bigsmile:
Without seeing your floorplan, it appears they found a good location for the tv. Putting the tv over the fireplace would make it too high and put strain on your neck. You would also have to consider the soot (which may be blocked by the mantle), and the fact that not all fireplaces can have a tv over the fireplace. You have to put a thermometer and see how hot it gets and then you have to consider where the wiring etc will go etc. In my opinion, not worth it.
Anyways, congrats again!

Autumn, I lean towards those colors too. I'm just not sure if I should use the neutral beige colors in more than one area or if that would be over done.

Oh, I'm also thinking about painting the wood trim a crisp white. I just think it would look cleaner and new.
